Why "Erie"

Because of the lake. We live and work along it, from the Sandusky side through Cleveland and east toward the Pennsylvania line. It's the one thing that ties this whole region together, and it's where our name comes from.

Solutions first — that's not a slogan

Most companies in this space are buyers who call themselves problem solvers. We do buy houses, and it's how we make a living. But the reason people send their friends and family to us is that we're straight about when buying isn't the right answer.

Somebody calls about a house that's clean, updated, and in a neighborhood where things sell in a week. Our number is going to be lower than the market's, and we say so — then we introduce them to an agent. It costs us that deal. It's also why we get the next call.

How we make money, plainly

When we do buy, we buy below full retail value, then either renovate and resell the property or assign the purchase contract to another investor. The discount pays for repairs, holding costs, risk, and the certainty of a cash close with no financing contingency. That trade is worth it for some people and not for others, and we'll tell you which one you are.

Four founders, 20+ years of experience

Erie Property Solutions is newer than the experience behind it. Between our four founders there's over twenty years in Northeast Ohio real estate — through the crash, the recovery, and everything since.

That's not a credential so much as a reason we're calm. There is very little in a Northeast Ohio house we haven't already dealt with, and very little in a seller's situation that's going to surprise us.

It also means you're not dealing with one person juggling everything. There's someone on our side who has handled a probate sale before, someone who has dealt with a tenant who won't leave, and someone who knows what that roof actually costs.
