We work around the probate timing, arrange the cleanout, and run the closing remotely — nobody has to take time off work to sign.
The rental that stopped being worth it
A tenant who hasn't paid in months, a furnace heading into one more winter, and an owner who has quietly stopped opening the mail about it. The house isn't the problem any more — the situation is.
We buy with the tenant in place and take it on ourselves. The owner is out of it the day we close.
The one where we said don't sell to us
A clean, updated house in a district where things move in a week. Our number was never going to beat the open market, and pretending otherwise would have cost the owner real money.
We said so on the first call and introduced them to an agent. It cost us that deal — and it's why they called us again about the next house.
